“There is a strong demand for industrial space in Uxbridge” – NovaLoca interview with Bal Panesar of Telsar

“In 2015 Telsar continued to excel in the industrial disposal markets along with executing larger acquisitions for our retained clients. This resulted in our strongest year to date.”

This week, NovaLoca spoke with Bal Panesar of Telsar to see what business has been like for them in Uxbridge over the past year. Uxbridge, a town located in West London, is one of the major metropolitan centres indentified in The London Plan.

What has business been like for Telsar over the past year?

There is a “strong demand for industrial/warehouse space” in Uxbridge but there is also a “lack of supply”. Bal told us that “In the past year [Telsar] have seen rental levels increase with landlords offering less in the way of rental incentives and holding out for longer lease lengths.” In 2016, trends are continuing with less units being developed and the existing ones being held onto.

What attracts businesses to Uxbridge?

“Uxbridge has somewhat benefited from a ripple effect trickling through from Heathrow and North West London markets. The uplift in rental levels in the aforementioned locations has made Uxbridge a viable alternative.”

Uxbridge also has “superb access to the A40, M40, M25 and Heathrow”.

Are there any projects that Telsar are particularly excited about in 2016?

Telsar have been instructed on a 10 acre open storage site in Heathrow. They’ve been heavily involved from the outset, offering advice to the client in all aspects from the refurbishment works to the marketing. Bal told us that “the refurbishment works have now been completed and early signs are looking good and are in advanced negotiations with interested parties.”

What do Telsar predict for the future of industrial property in Uxbridge?

“We predict 2016 is going to be a tougher year then 2015. There is limited stock coming back onto the market and Telsar are being contacted on a daily basis with demands for properties of all sizes.”

What do you predict the next year will bring for Telsar?

Telsar are a privately owned business led from the front by Dipesh Patel and Bal Panesar. They cherish their independence as this motivates them to take care of every part of the company. Bal said: “It inspires us to constantly improve our service and that keeps us where we want to be – at the top of our game.”
