Off the bottom

Colliers CRE says its recent survey of 244 of the world’s major institutional and private investors shows that while much uncertainty still exists, “capital flows are showing signs of coming off the bottom and current investor sentiment indicates we are on the verge of the next up-cycle for property markets around the world”.

Almost two thirds of those questioned in the group’s Global Investor Sentiment Survey are seeking to expand their property portfolios, but 80% currently have no appetite for looking beyond the borders of their domestic market.

“Globally, rents are anticipated to hit bottom this year. The most frequent response was Q4 2010 for the office market, followed by Q2 and Q3 2010 for industrial and Q3 or Q4 2010 for retail,” the report says. There is considerable difference of opinion as to when a more “normal” market will emerge, but most respondents listed late 2010 or early 2011.
