A Guide to Serviced Offices

The service office industry continues to see an increase in supply as 2022 ends. The primary reason for this appears to be more companies adapting to a hybrid style of working and looking for workspace that reflects this.
A serviced office is a managed workspace or business centre which provides furnished accommodation with facility management costs, phone lines, internet and equipment included in a package price. Leases are usually on a short-term rental contract which can be paused. Part time payment plans can also be used.
The cost of renting serviced office space will vary according to the size of space needed, how many facilities are included and location. There may also be situations where there are extra costs, such as printing facilities or the use of meeting rooms.
A recent market report by Rubberdesk ( a provider of serviced offices and coworking desk space) puts the “median office rate per person” as £460 per month. They present Cambridge as the most expensive rate at £650 per month and Newcastle and Cardiff as the cheapest at £158 and £205 per month respectively.
In a June 2022 analysis Startups.co.uk also stated that Cardiff provides the cheapest serviced offices to rent at a cost of approx £275 per month, closely followed by Sheffield. It is probably no surprise that they found London to be the most expensive city with prices per month being about £600. Although the extensive number of listings for offices to rent in London on NovaLoca seem to suggest it also offers the most choice.
