The site is located in Bedford, the county town of Bedfordshire, 18 miles east of Milton Keynes, 22 miles south east of Northampton and 30 miles west of Cambridge. The nearest motorway access is found at Junction 13 of the M1. The site is located off Ford End Road which gives direct access to Bedford town centre, 0.4 miles to the east. Bedford Railway Station is located a convenient 0.5 mile walk from the site which provides rail links to local stations as well as six services an hour to London St Pancras and London Blackfriars. Description
The site comprises a rectangular shaped site extending to 0.87 acres (0.35 ha). Road or pedestrian accesses could be created from both Ford End Road to the south and Henley Road to the west and north. Previously constructed on site was an office block which has since been demolished leaving a relatively level grass covered site with trees lining the southern boundary which fronts Ford End Road. Network Rail retain a covenant over the hatched blue area on the attached plan to maintain access to the railway line, therefore development to this land is restricted. The area effected by the covenant measures 0.17 acres.
