The OpportunityGosport Bus Station is situated in a prominent position at the far eastern end of Gosport High Street with stunning views across Portsmouth Harbour. The facility is no longer required in its current format, and the bus operator has confirmed that they are able to operate from a significantly smaller facility which will form part of the overall redevelopment of their current site.
An opportunity has therefore arisen to re-develop the existing bus station as a focal point in Gosport town centre immediately adjoining Falkland Gardens and the passenger ferry facility linking Gosport with Portsmouth city centre. The site is mainly level and covers an area of 0.88 hectares (2.17 acres).
DevelopmentGosport Borough Council are seeking to appoint an experienced development partner to carry out an imaginative, high quality mixed-use scheme on this prominent waterfront site. It is envisaged that this will include bars and restaurants as well as residential units and potentially offices, taking advantage of the site’s prominent position and world-class views across Portsmouth Harbour. As part of the overall improvement to this part of the waterfront, Gosport Borough Council will be significantly enhancing the Falklands Gardens immediately to the north. The successful developer will be expected to deliver a new development on the site together with an agreed solution for the bus company on part of the site.
TermsDisposal is by way of an Informal Tender process, seeking initially written expressions of interest and subsequently offers from interested parties, conditional upon the receipt of a detailed and implementable planning permission.

The indicative design maximises direct water views for residential units, creates private and public amenity space, separates the bus terminal use from the mixed use site, utilises a rationalised structural grid to avoid transfer structures and allows for site optimisation.

Gosport is situated in a peninsular location on the South Coast, positioned on the western side of Portsmouth Harbour. A short distance to the west of Portsmouth and linked by a pedestrian ferry with Fareham 5 miles to the north and Southampton approximately 17 miles to the north-east. The principal route into the town is via the A32. It links with Junction 11 of the M27 just to the north of Fareham. The M27 is the principal motorway along the South Coast linking Southampton to Portsmouth. At its eastern end it links with the A3M giving dual-carriageway access to the M25 and London. At the western end it links with the M3 and that, together with other roads, provides dual-carriageway access to the north to the M4 and M40. A passenger service operates between Gosport and Portsmouth with a journey time of approximately 5 minutes. Gosport does not have a railway station; however frequent services are available from Portsmouth Harbour Station and Fareham. The fastest journey time to London (Waterloo) via Portsmouth is approximately 1 hour 30 minutes. The property is located off South Street (B3333) with additional access via The Esplanade.
