The site benefits from having full planning permission for the erection of an industrial building (Use
Class 5 – General Industrial) and the erection of boundary walls and fences which was approved
on the 02/10/2012. It should be noted that the planning permission is subject to a number
of conditions in order to purify the planning and the documentation can be found at www.

The proposed industrial building has been calculated on a gross internal area basis in accordance
with the RICS Code of Measuring Practice (Sixth Edition) from architects plans and has been
calculated to be 1,500 m2 (16,146 ft2). In addition to this, there will be a substantial yard area
measuring approximately 2.75 acres or thereby.
