Lot 1, designated R11 in the Moray Local Plan 2008, has been zoned for housing development. The 2008 Local Plan states that “...no more than two houses will be permitted utilising the existing track in its existing condition.” Since publication of this statement, a new access, 16 metres wide has been obtained on the south side of Skara Brae. In addition, ground was reserved from the sale of the adjoining house immediately to the north of Skara Brae, known as Cramond, for possible future road widening.
