The property is accessed off Abbey Meadows, a no through road, which in turn is accessed off Abbey Park Road (B5327) 1.4 miles north of Leicester city centre in a mixed residential and commercial area. Abbey Park Road forms a junction with the A6 and A607 to the west and east respectively both giving direct access to Leicester city centre.
The city is centrally located within the UK and has excellent access onto the M1 motorway with junctions 21 and 22 lying 3 miles and 8 miles to the south west and North West respectively. Junction 21 of the M1 also forms the intersection of the M69 motorway. London is just over one hour’s travel time on the main Sheffield to London (St Pancras) line.
The property is situated on what is locally known as the Wolsey Island, an area of land between the River Soar and the Grand Union Canal. The property is bounded to the north by the former Wolsey headquarters site. To the south, are a number of former commercial buildings, the east by the Grand Union Canal and the west by Abbey Meadows and the River Soar. The main entrance to the site fronts Abbey Meadows.
Westleigh Homes have had a planning application recently approved for the construction of 93 houses and 95 apartments on the former Wolsey headquarters site to the north. This is further to the former shoe factory building to the southwest of Wolsey Island, fronting Abbey Park Road being converted to apartments and Morris Homes Abbey Quarter development, where 307 dwellings have been completed to the east of the shoe factory site.
