Location and Description
The site is situated some 12 miles west of Reading and 11 miles east of Newbury and some 7 miles from the M4.
The site has direct frontage to the Reading Road and is positioned opposite the main entrance to the Atomic Weapons Establishment (AWE) Aldermaston with the main entrance close to the Kestrel Mead junction.
The property is shown on the Ordnance Survey within these particulars of sale and is being offered to the market as three Lots:
Lot 1 – The bungalow was traditionally built circa 1955 out of brick walls and a pitched tiled roof. It is in very poor repair having two bedrooms, living room, kitchen and bathroom with a GIA of some 624 square feet (58 square metres). The bungalow is being offered with 0.75 acres (0.30 hectares) of land as shown on the plan with these sale particulars but additional land may be available by negotiation.
Mains water and electricity are available for connection. No gas. The bungalow is currently connected to a septic tank but mains drainage is available in the highway as is we believe gas.
Lot 2 - A level area of land lying between the bungalow and west of Winkworth Lane comprising some 12.35 acres (4.99 hectares) of open farmland and some 6.64 acres (2.69 hectares) of woodland to the rear in total being some 18.99 acres (7.69 hectares). There are two dilapidated hay and cow barns towards the back of the land.
Lot 3 – An area of some 38.97 acres (15.76 hectares) of mixed woodland with small sporadic areas of open land lying to the east of Winkworth Lane and backing on to the Ravenswing Mobile Home Park.

Bungalow – EPC and Council Tax
The Bungalow has an EPC Certificate rating of `G1`.
It also has a Council Tax Band rating of `C`.
Tenure
The property will be sold freehold with full vacant possession given on completion.
There is a public right of way that crosses Lot 3 from the Reading Road to the Mobile Home Park at the rear.
Planning Background
The Local Planning Authority is West Berkshire Council.
A planning report has been commissioned by Turley and can be viewed as part of the Technical Information Pack which can be obtained on application to the selling agents.
The lawful use of the bungalow is as a single private residence. The mobile home, if still present, will be removed by the vendor prior to sale. The lawful use of the remaining land is as agricultural farmland and associated woodland.
There has allegedly been some historic gravel extracted from Lot 3 but this area is now designated in part as a Local Wildlife Site. The land has an Agricultural Land Classification of Grade 3.
Reading Road is adopted while Winkworth Lane is also adopted but closed for through vehicular traffic from its junction with the Reading Road in the north to its junction in the south where it meets the turning to enter the Mobile Home Park.
Owing to the property being located outside of the Settlement Boundary and within the Detailed Emergency Protection Zone (DEPZ) it is unlikely the Local Planning Authority would be receptive to any significant planning or built development proposal, but the bungalow does offer potential to be extended or replaced subject to planning permission.
Prospective purchasers must make their own enquires of the Local Planning Authority regarding any change of use or development proposals.

Services
Prospective purchasers must satisfy themselves as to the availability and capacity of any services with the property. It is our understanding that all mains services should be available to connect via the Reading Road while the bungalow has mains water, via a meter point on adjacent public land, and mains electricity. Drainage is connected via an old septic tank located at the rear.
We do not believe water is connected to the remaining land.
Method of Sale
The property is being offered as three Lots but the vendor reserves the right not to accept the highest or any offer and reserves the right to withdraw the property from sale or to vary the method of sale, including how the land is to be Lotted, at any time without notice.
The vendor’s preference is to sell the property unconditionally but may consider offers subject to planning permission.
