The site is located on the outskirts of Leasingthorne in the North East of England approximately 8 miles to the south of Durham and being approximately 4 miles to the east of Bishop Auckland in a predominantly rural location. This area of County Durham is known for its rural landscapes with a mix of also residential and agricultural properties.
The site is located north west of Stone Row off Eden Terrace road between the villages of Leasingthorne and Kirk Merrington. The A1 arterial route is located approximately 12 miles to the east.
The site is situated in a fringe Industrial Estate which is largely isolated. Access from the highway is via a part surfaced road which is gated.
