Struy Inn Struy, by Beauly, Struy, IV4 7JS
not specified / Leisure / Restaurants / Cafes
Withdrawn - Last updated: 21 September 2017
The Struy Inn is a lovely detached restaurant with rooms. The business was acquired by the current tenants a couple of years ago and they have spent their time there developing an excellent local reputation. The time has now come for them to move on to something a little smaller or perhaps even retire. The premises have a prominent position in the hamlet of Struy, and are a lovely stone villa with accommodation over two principal floors under a multi pitched slate covered roof. The premises benefit from, a bar/waiting area, a restaurant with 18 covers, 2 letting rooms all en-suite, and spacious 2 bedroom owners accommodation. There is a car park for up to 6 vehicles at the side of the property. There are also several detached stores and sheds which are currently used to home various birds of prey.
The business is that of a rural restaurant with rooms. The current tenants restrict the hours of trading to evenings only from Wednesday to Sunday, offering a simple but exceptional Scottish menu. The business currently operates under VAT thresholds due to these restricted hours. The current owners also elect to only take bookings for one service per evening to ensure that guests get as long as they want to enjoy their meals. During peak seasons many bookings are turned away. The letting rooms are currently under utilised as they are only offered to guests who are eating in the restaurant. A take away fish and chips menu has recently been added which allows the kitchen to be fruitful from XXXm until the restaurant fills up. This has proven to be very popular with local residents and guests of the nearby self catering accommodation and hotels. Trading information will be provided to seriously interested parties following a formal viewing of the premises.
The property is held on a leasehold basis with a passing rent of £6,000 per annum until 8 November 2024. There is an option to renew for an additional 15 years.
The EPC rating for the property is G.
