The Clonyard House Hotel is an elegant traditional manor house with approximately 5 acres of grounds, much of which are mature woodlands. The driveway entrance is an open and elegant granite wall with central pillars leading to a winding tarmac drive through the woods to the main building, which has been extended on at least two occasions during the 1990s.
The main part of the building is built in granite stone with accommodation over three principal floors under pitched slate covered roofs.
There are well maintained grassed areas throughout the woods. Within the grounds of the property lies; two car parks, a childrens soft play area, a detached self catered log cabin and an old garage/store.
There is a detached house which has a right of access from the main drive; this property is excluded from the sale.

Location

The Clonyard House Hotel is sited near the small village of Colvend, Dumfries and Galloway. The village lies at the southern end of the White Loch, and on the A710 which is a popular tourist route for visitors to the nearby Solway Coast.
There are 6 golf courses within 10 miles of the Hotel.
The area is popular with visitors for the many historic attractions nearby, including unrivalled walks and mountain bike trails, gardens to visit and many other  activities including fishing, water sports, golf, shooting, and much more.
There are many sites of historic interest and nature reserves; enough indeed for a long holiday or just a break in quiet surroundings.
The economy is based on farming and other rural activities including forestry, but above all it is a wonderful place to live and visit in a genuinely rural setting. Dumfries is some 18 miles to the North East and Dalbeatie some 4 miles to the North West. Newcastle, Glasgow and Edinburgh are all just over two hours away by car.

 

Accommodation

The main entrance to the Hotel is at the front of the property under a lovely traditional pitched roof porch, with wooden upright supports. The old entrance lobby is partitioned to provide space for the reception area and management office.
Accommodation on the ground floor is as follows;
Reception
Sited in the main hallway is a small corner reception desk with management office behind. The reception desk is of a traditional construction and is well  equipped with a PC, telephone system, and soft furnishings. The hallway is furnished with a range of soft furnishings providing places for guest to relax if required to wait before being seen to.
Public & Lounge Bars
Sited to the right of the main hallway is the Public and Lounge Bars providing seating for 35 covers across both areas. The bars are back to back with each other and divide by a horseshoe bar servery.
The Lounge Bar is furnished to a lounge standard with banquette seating, circular backed arm chairs and a settee. This area provides a comfortable and relaxing area for guests to eat, drink and socialize. The Public Bar is well lit and furnished with a Chesterfield sofa, wooden arm chairs, and tables to provide a relaxing area for locals or residents to drink. The horseshoe bar servery is of a traditional construction and is well equipped.
The Restaurant
Sited to the left hand side of the main hallway is a large restaurant area for 44 covers. The dining area has a large almost ceiling height bay window which covers the most of one end wall of the room. The area is furnished with wooden square and rectangular tables all covered with white table cloths, leather  covered wooden dining chairs and there is a small bar servery and wine racks at the corner of the area.
The Conservatory Dining Area
Just off the public bar and to the side of the building is a good sized and naturally bright conservatory dining area. This is furnished to seat 24 covers with a range of pine tables and dining chairs with upholstered seats.
Kitchen and Preparation Areas
To the rear of the Restaurant is a small dessert preparation area which is equipped with refrigerators, coffee making facilities and one of the Hotel’s central  heating and hot water boilers. There is a separate refrigeration and freezer area. These are both fully tiled and easily accessed from the Kitchen.
The Kitchen
The large commercial kitchen is sited at the rear of the property. The area is sub divided by wire racking and shelving into a cooking area and dish-wash area. The kitchen is very well equipped with two multi ring gas cooking ranges with ovens, a grill, two griddles, refrigeration equipment, preparation equipment,  preparation tables, pot sinks and other ancillary equipment. The dish-wash area has a double stainless steel pot sink with single drainer, a commercial dish washer and a dry goods store.
Chill Rooms
To the side of the kitchen are two small rooms which house various refrigeration and freezer units, including one walk-in chill room.
Beer Cellar
There is a good sized beer cellar located underneath a rear stairwell.
Cloakrooms
There are Ladies Gents and Disable WCs in the passageway from the Lounge & Public Bars to the Letting Accommodation wings at the rear of the property.
Letting Accommodation
At the rear of the main building two additional ground floor wings were added in the 1990s. These provide 12 letting bedrooms, six in each wing. The rooms are all excellent furbished and are all with en-suite bathrooms or shower rooms. All rooms have a private balcony area and there is one suite with its own lounge  area.
On the first floor of the main building there are three further letting bedrooms. These are all large and excellently furnished rooms in a very grand country house hotel style. Each room has individual character including one room which benefits from a four poster bed and a very large en-suite bathroom.

There is a good sized single storey log cabin under a pitched roof. The cabin provides two bedrooms, lounge/kitchen and bathroom.

One of the former bedrooms on the first floor has been converted into a spacious management office. The room does have some plumbing but no en-suite shower or bathroom.
Owners Accommodation
The entire top floor of the main building is used as an flat by the current owners of the business. The flat provides, two bedrooms, a lounge, a kitchen and a  bathroom.
Boiler Rooms
Sited at reasonable places throughout the property are several boiler rooms providing three boilers for hot water and central heating for the Hotel.
Laundry, Linen and Cleaners Stores
There are several linen cupboards and cleaners stores throughout the property providing adequate storage and cleaning areas for the Hotel. These include a laundry room providing washing and drying equipment for the Hotel’s linen.

The business is that of a country house hotel, providing accommodation, restaurant and leisure facilities to both residents and local’s living in the village of  Colvend. The business is run under the direct supervision of the owner. His family acquired the property some 41 years ago now after relocating from Africa. Evidence of the families’ time there can be seen throughout the Hotel.
The Hotel currently has a good all round mix of trade levels from food, bar and accommodation sales with a ratio split of 46:32:22 respectively.
The restaurant has a good reputation in the area providing a reasonably priced and varied menu with flavours from all over the world. The restaurant is busiest during the weekends with residents, tourists and locals all enjoying meals in the evenings. The average spend is around £20 per head.
The public bar is well supported by locals and residents and is reasonably priced with lagers and beers ranging from £2.90 up to £3.10, bottle beers around  £2.70 and spirits £2.00 for 35ml measures.
The Hotel advertises availability with a range of booking companies and websites including booking.com, Laterooms, Eviivo and Expedia.
Accommodation levels could be improved with packages with local fishing, or sporting estates and perhaps with surrounding golf clubs. Rack room rates range from £60 for single occupancy up to £90 for the family room including breakfast. Dinner, bed and breakfast deals are offered and start at £75 for single  occupants up to £120 for the Family room.
Accounts for the business show that turnover has been as high as £437,000 in recent years, although trade has dropped somewhat from those levels an  experienced owner occupier would be able to improve occupancy rates with minimal inward investment.
