The Hotel is a converted traditional Georgian Villa which has been extended to the rear to provide additional letting accommodation. The original building is constructed in stone under a pitched slate covered roof. The modern extensions are constructed in brick under pitched slate covered roofs, or flat felt covered roofs. The Hotel sits in a prominent corner position elevated above the road. The grounds provide ample parking for up to 50 cars, in an area of around one acre. There is a small decked area adjacent to the main entrance of the Hotel, providing a beer garden/smoking area for the public bar. This area has been recently refurbished and redecorated.

Location

The Beveridge Park Hotel is situated in private grounds in the centre of Kirkcaldy, the largest town in Fife. Kirkcaldy was formerly one of the world leaders in the production of Linoleum. The town is nowadays the service centre of Fife, with a shopping centre, new swimming pool, new NHS hospital, museums, the Adam Smith Theatre, a professional football team, art gallery and three public parks. A new cinema complex is proposed and awaiting consent. The harbour was reopened to commercial shipping in 2011. The town has a population of around 49,700 persons which is similar size to Stirling and Perth, whom were recently reclassified as cities.

The Hotel is sited some 200 yards or so from Kirkcaldy train station, which means residents, can be in Edinburgh city centre in less than 40 minutes by train. By car, Edinburgh is some 28 miles to the south, Dundee 31 miles to the north and Perth some 35 miles to the north west. St Andrews is only 24 miles to the north east which places some of the worlds best golf courses within a one hour drive from the Hotel.

Accommodation

The Hotel is entered from the main car park to the west of the building through rotating glass doors. There is a good sized reception area with fixed reception desk providing two work stations. Located behind this area are two management offices.

Public Bar - The public bar well lit with natural light from the long window along one wall. The room has a good ambiance from the mock gas fire. The area can seat up to 45 persons with a mix of dining chairs, banquette seating and sofas. The area is decorated with lots of photos and pictures of famous people. There is a traditional bar servery in one corner of the room which is back to back with the servery for the dining area.

The Haven Court Restaurant - Accessed from the reception area and public bar is the good sized Haven Court Restaurant. The dining area is well lit and tasteful decorated with wooden topped tables with single metal bases and wooden framed leather covered high back dining chairs. The dining area has ample space for up to 70 covers and can be easily managed from the bar servery.

The Kitchen - The large and spacious kitchen is very well designed to cater for both the main restaurant and the two function rooms, both of which have direct access. The room is octagonal in shape but has been laid out to facilitate catering for large numbers. The area is equipped with a centrally sited extraction system with grease filters, three commercial six ring gas ranges with ovens, a Tandoor oven, a range of steel preparation tables with 3 sets of heat lamps, a dishwasher, a Buffalo tabletop Bains Marie, a gastronome chilled display, 2 gas-fired grills, a walk-in refrigerator, two deep fat fryers, various refrigerators and freezers and ancillary cooking, cleaning and preparation equipment. There are two store rooms accessed directly from the kitchen.

The Take Away Kitchen - Currently leased out to an Indian take away company is a secondary kitchen. This is a good sized room, equipped with stainless steel extraction system, a 9 ring gas fired range, a Tandoor oven, preparation areas and ancillary equipment. This kitchen could easily be used solely for the main restaurant allowing the larger kitchen to focus on functions, conferences and other larger events. The premises will be offered with vacant possession and the lease for this element brough to an end.

Letting Accommodation - Located within the original villa are 7 letting rooms which have been fitted out to the highest standard providing three superior and three executive rooms, including a honeymoon suite with raised bed on timber platform and high quality bathroom with separate wet room shower. The newer extension provides 24 additional letting rooms each with en-suite shower or bathrooms. These rooms are currently in process of being refurbished on a room by room basis, with new bathrooms being fitted to a very high standard.

Accommodation in the Basement - Located in the basement of the Hotel are; staff changing rooms, staff Gents WC, staff Ladies WC, boiler room, and a good sized beer cellar.

The Raith & Douglas Suites

To the rear of the property are the Raith and Douglas suites. They can be accessed directly from the reception area.

The Raith Suite is the larger of the two suites and can accommodate up to 200 guests for wedding breakfast or conference. The area is spacious with a high arched ceiling and large windows along two walls, providing a light and airy function area. The bar servery is L shaped in one corner of the room and is back to back with the Douglas suite allowing easy management.

The Douglas Suite is actually within the original part of the villa, and was probably a former reception room. The suite has high ceilings with original cornice work. The area is s-shaped with a dance floor located in a raised area at the bottom of the s. The Douglas suite can accommodate up to 50 guests for more intimate events or smaller weddings.

In the passage leading to the two function suites are Ladies and Gents cloakrooms.
