Carlton Manor comprises an existing, traditional, holiday static park with a Certificate of Lawful Existing Use (proposed), granted in 2019, enabling the siting of caravans without restriction on how the units can be occupied. The park offers either immediate holiday sales opportunities on the existing vacant pitches or wholesale redevelopment for new residential park homes. The Company estimates that the site can accommodate up to residential 97 park homes, assuming that the existing holiday pitches are redeveloped. Location Highlights The property is located on the eastern outskirts of Carlton Colville, a residential suburb of Lowestoft which lies about 4 miles to the south west of the town centre. Lowestoft has a good range of retail, service and leisure facilities which have been built around its port. The town of Great Yarmouth is about 13 miles to the north with the smaller centre of Beccles 7 miles to the west. Lowestoft has a sandy beach frontage and adjoins the southern sector of the Norfolk Broads National Park which mainly comprises the River Waveney. The Norfolk Broads provide over 100 miles of cruising water without any locks which come together at Lowestoft and Great Yarmouth and form a popular tourist attraction. Other tourist attractions include an aquarium at Lowestoft, Somerleyton Hall, Fritton Lake Country Park and Pleasurewood Hills Theme Park. To the south of Lowestoft are the resort towns of Southwold and Aldeburgh together with the famous Minsmere Nature Reserve. Communications are good with access close to the property to the A146 and outer Lowestoft Ring Road which connects into the A12 trunk route which serves this coast from London. There are mainline train services from Lowestoft and Beccles. The city of Norwich, 24 miles to the north west, has a regional airport. Specification The property comprises a holiday park, developed to the rear of the adjoining Carlton Manor Hotel. The existing pitches are laid out in a traditional format with a number of cul de sacs and loops served mainly by combination of gravel surfaced roads. The site is level and screened by mature trees. Services and Planning The use of the site as a caravan park dates from the late 1960's and was developed following a series of permissions permitting static caravans. A lawful development certificate for a proposed use or development was grated in August 2019 for 'Use of the site as an unrestricted caravan site pursuant to permission reference DC/78/0145/FUL for the siting of static or touring caravans without restriction on how units can be occupied'. This relates to the majority of the site and excludes the green amenity space between the existing caravans and the road and a square shaped piece of service land in the north east corner of the site. There is potential, subject to consent, to extend the area of the site currently permitted for residential caravans.
