The Rockport Hotel is a former Georgian terraced town house, with accommodation over three principal floors and an attic conversion with dormer windows.

The property has been extended to the rear. The main roof is pitched slate covered roof. The rear extensions are under a pitched cement tiled roof. There is a separate street entrance for the Boathouse Restaurant. This leads to an enclosed outside seating area.

Location

The Rockport Hotel is located close to the town centre of Oban, within a short walk of the harbour area. Oban is a busy tourist town and is the self proclaimed “Seafood Capital of Scotland” with several award winning seafood restaurants. The town is the largest between Glasgow and Inverness and is the busiest ferry port with ferries running to many of the western isles. The town has a railway station with daily trains to Glasgow. There is a resident population of 8,574 which rises to as much as 25,000 during the summer months.

Glasgow is some 98 miles to the south, Fort William is some 44 miles to the north and Inverness some 108 miles to the north.

Accommodation

The Hotel’s main entrance is from Tweedale Street. This leads to a central hallway off which is a nicely decorated reception area, with one fitted workstation behind which is a small management office/store room.

The Woody Bar

The Woody Bar has its own street entrance and is a small cosy bar decorated to lounge standards. The bar provides seating for up to 22 persons in some comfort. The bar servery occupies one corner of the area and is of a traditional construction with wooden panels to the front and a varnished wooden work surface. The severy is well equipped.

Accessed off the central hallway and passage are Ladies and Gents WCs.

The Boathouse Restaurant

The Boathouse Restaurant is located in the rear extension. The dining area is spacious with a vaulted ceiling. The area is well lit with LED lights, which are highly energy efficient. The area is presently arranged for 40 covers but could accommodate more. The furniture is a mix of fixed banquette seating and high backed wicker dining chairs.

The bar servery occupies one wall of the area and is of a traditional construction with wooden panels to the front and varnished wooden worksurface. The bar servery is very well equipped including an espresso coffee maker and touch screen till system.

The outside seating area and veranda can be accessed from the Boathouse Restaurant.

The Outside Seating Area

There is a large outside seating area, which is paved with concrete paving slabs. This space can provide seating for up to 80 covers although presently arranged for only 32. There is a wooden framed veranda with a single pitched roof providing a covered outside seating area for a further 8 covers.

Smokers are catered for with three wooden sheds colourfully painted along one wall. These are in the style of Victorian beach changing rooms.

The Beer Cellar

The beer cellar is located to the rear of the bar severy.

The Commercial Kitchen

The small commercial kitchen is lit with ceiling mounted fluorescent strip lights with diffusers. The area is equipped with a Lincat six ring gas range with single oven, refrigeration equipment, stainless steel preparation surfaces and ancillary cooking equipment. To the side of the kitchen is a dish wash and preparation area. The dish wash arear is equipped with a commercial dish washer, additional stainless steel preparation surfaces and ancillary equipment.

Letting Accommodation

The Letting accommodation occupies the upper three floors of the Hotel and is accessed from the main entrance hallway. All of the letting rooms have been recently refurbished to a high standard. Every room has an en-suite shower room with fully tiled walls and pedestal wash hand basins and a WC.

In summary there are 8 letting rooms of which 5 are twin/double rooms and 3 are singles.

Managers Flat

On the first floor there is a large double bedroom currently used as a managers flat. This room has its own shower room.

Laundry Room

Located on the first floor there is a laundry room with commercial washer and dryer, allowing the operator to do all the laundry for the Hotel. This room is due to be operational in late 2015.

Terms

TENURE

A new 10 year lease is offered on Full Repairing and Insuring Terms. The first years rent will be reduced to £25,000, increasing annual for the first three years. A 3 year rent review pattern is then suggested.

PRICE

Offers over £60,000 are sought for the leasehold interest in the property, the trade, fixtures, fittings, furnishings and equipment together with the goodwill of the business which is to be sold complete as a going concern. Stock in trade will be purchased at an additional price at valuation on the date of entry.
