DESCRIPTION:
The subjects comprise the main hotel building, together with a detached traditional shooting lodge, two
modern holiday chalets, stable block with paddock, lockup garages, tarmacadam/stone chip surface car
parking areas as well as substantial grounds.
Main Hotel
A former country house which has been the subject of a variety of extensions and refurbishment which was
used as a country house hotel. The original parts of the building are of stone construction, being two storey
in height with modern extensions of concrete block, finished externally with a painted render incorporating
traditional sash and case windows. The main entrance is located on the front elevation of a modern single
storey extension which predominantly houses the dining room and entrance vestibule. The roofs are in a
variety of pitches and mainly clad in slate.
Internally at ground floor level, the floors are suspended timber with the space being split to form reception,
main lounge, public bar, small function room, kitchen, various stores/utility rooms, beer cellar and a number
of customer and staff toilets.
Access to the upper floor accommodation is by way of a timber stair adjacent to reception which leads to the
first floor accommodation where the floor is suspended timber with the space being split to form 9 en-suite
letting bedrooms. The floors are generally carpeted whilst the walls and ceilings being lined in wallpaper.
Shooting Lodge
The shooting lodge provides additional letting accommodation with the original
part of two storey stone construction with walls rendered and painted externally,
having timber framed windows at both levels. The main entrance is on the front
elevation by way of a timber door, however there are also patio doors and a
further pedestrian access to the rear. The roof over is pitched having a slate
covering. Two single storey projections are provided to the rear in the form of
an extension to the letting accommodation and a lean-to porch, both of which
have slated covered roofs.
Internally at ground floor level, the floors are suspended timber with the space
being split to form a self-contained apartment together with a reception/sitting
room at the main entrance, kitchen, lounge, toilet and porch. The floors are
carpeted with ceramic tile in parts. The ceilings are plasterboard and painted
with the walls being of plasterboard design with a mixture of painted timber
panelling and a wallpaper finish. A timber staircase leads to the first floor
accommodation over a timber suspended floor which has the space split to
form an en-suite master bedroom together with the additional en-suite letting
rooms.
Holiday Chalets
Two identical holiday chalets have been built to the west of the shooting
lodge and again provide ancillary accommodation to the hotel business. These
are of single storey timber framed construction having walls lined externally
and internally in timber cladding incorporating double glazed timber framed
windows and doors.
Internally, floors are of suspended timber construction with each chalet having
the space split to form an open plan living/kitchen area with two bedrooms, a
single bedroom and a bathroom.
Stables & Lock-ups
A block of four stables have been
built to the south of the chalets
and shooting lodge together with a
block of three lockups immediately
adjacent to it. The stables are of
detached single storey concrete
block construction having walls
rendered externally and a monopitched
metal sheeted roof. A
paddock of approximately 1.5
acres lies immediately to the south
of the stables and provides grazing.
The lockups are of single storey and have a basic construction incorporating full
concrete panel walls and a mono-pitched roof.
Agricultural Land
A further area of land lying immediately to the north of the shooting lodge
and to the east of the hotel is included within the ownership extending to
approximately 1.98 hectares (4.90 acres).
The premises also hold a Country Fair licence which is transferable to the new
