Public House In Small Secluded Village, The Pittenweem Inn, 42 Charles Street, Pittenweem, KY10 2QJ

not specified / Leisure / Pubs/Bars/Clubs

Sold - Last updated: 22 January 2020

The Pittenweem Inn is currently not trading having closed for business in early Winter 2013 due to the change in circumstances of the current owner. The business is ready to be opened at short notice and offers outstanding facilities for new operators looking for a quality venue in this attractive area of Scotland. In recent years the business has gained a reputation for offering quality food and has attracted custom from a wide surrounding area. There is a general lack of quality restaurants in this area, therefore the opportunity to build a successful food based business is extensive. As well as the beautifully presented dining areas, the business also has a bar equally suited to serving drinks to locals and visitors as it is as a place to enjoy a refreshment before or after a meal. The current owners have utilised the bedrooms on the first floor entirely for their own accommodation. However, new proprietors may consider offering bed & breakfast accommodation as another income stream.

Another interesting development possibility would be the development of the steading building to the rear of the property which has potential (subject to planning etc) to be converted into a self-catering holiday unit, residential accommodation or a variety of other purposes. Owners considering developing the site will also be interested in the large car park which may (subject to planning approval etc) be suitable for further development.

Location

Pittenweem is a small secluded village tucked in the east neuk of Fife on the east coast of Scotland. Pittenweem is the most active of the fishing posts in the east neuk – its vibrant harbour is a tourist attraction in its own right. The village has been a tourist destination for many years with visitors drawn to the quaint villages in the area, beautiful beaches and many places to visit within short travelling distance including the home of golf, St. Andrews, which is only 10 miles away to the north. In recent years Pittenweem has become famous for its Arts Festival which takes place in August and transforms the village into a mecca for art lovers from throughout Great Britain and abroad. More information on the festival can be found at wwwXXXittenweemartsfestival.co.uk.
