Romansleigh Retreat is a holiday lodge park in the course of development. The site occupies a secluded location in an attractive Devon valley set out in terraces leading to the club house complex.

The first phase of the development has been completed with 11 pitches constructed, the majority occupied by hire fleet lodges. The site includes a clubhouse complex in a commanding position at the top of the site.

There is consent in place, via a Lawful Development Certificate, for an unrestricted number of holiday caravans and the Company estimates that a total of 154 pitches can be sited.



Location Highlights



The park occupies an elevated position close to the top of Odam Hill on a minor country lane approximately 800 metres south of its junction with the B3137, which provides direct access to South Molton approximately 4 �XXX miles to the north west. The B3137 passes alongside Little Silver Stream for 1�XXX miles when it joins the River Mole with the road continuing alongside the river as it flows towards South Molton . The hamlet of Romansleigh (population 95) is approximately 1 mile to the south west of the property and the surrounding area is pleasantly rural.

South Molton (population 5,108) is a busy market town and grew to prominence in the 18th century due to the wool trade. It is often referred to as the gateway to Exmoor with the National Park's boundary around 7 miles to the north, making it a popular base with tourists visiting the area. The town contains a range of amenities including public houses, restaurants, local shops along with a Sainsbury's supermarket.

South Molton is situated at the junction of several B roads and is located approximately 1�XXX miles south west of the A361 North Devon link road, the main road serving north Devon.

From South Molton , Barnstaple is 12 miles to the west and the seaside town of Westward Ho! Is 11 miles to the south west and the beaches of Saunton Sands and Croyde Bay approximately 10 miles to the west. Tiverton is 18 miles to the east with junction 27 of the M5 Motorway a further 6 miles distant. Railway services are available at Barnstable with direct services to Exeter and, Tiverton Parkway which is on the Bristol to Exeter Great Western Main Line.



Specification



The property comprises a holiday park undergoing development that occupies a hillside location, and the pitches are set in tiered areas leading up to the club house complex. The park is serviced by a single tarmacadam estate road with spurs off serving the former pitches.

The park's existing hire fleet is set alongside the service road. The remaining areas formerly contained static caravans which have subsequently been removed in readiness for the park's redevelopment.

The club house complex is within a collection of buildings which form a U shape around a central lawned garden. The buildings are mainly constructed of rendered walls under pitched tiled roofs.
