The council intends a lease to be granted to the café operator who will work closely with the council and other occupiers of the building to ensure the highest standards are met. Location
Rosemount Gardens is situated on Mid Street in Bathgate EH48 1QW which is set back from the main through road connecting Broxburn to Armadale (A89). There are no parking facilities on site however street parking is available and also benefits from a public bus stop within 250 yards from the property.

Terms
1. The lease term will by fixed for a period of 3 years (from the date of entry).
2. The lease is a legally binding contract between the café operator and the West Lothian Council and signing it will have legal consequences for both parties. We therefore advise the tenant to seek independent legal advice on the terms of the lease before signing it.
3. The rent shall be payable monthly in advance by direct debit.
4. Three months’ rent deposit will be required and will be payable at the commencement of the lease.
5. The café operator shall be responsible for all internal repairs and maintenance of the subject property, the landlord’s kitchen equipment and will be liable for a share of the cost of repairs and maintenance of the common parts of the building of which they form part.
6. The Council will insure the building for reinstatement purposes and will recover the appropriate annual insurance premium from the café operator.
7. The café operator will pay all local rates attributable to the subject property for the duration of the lease.
8. The café operator will be responsible for the payment of all utility bills attributable to the subject property by paying the council on demand for utilities used.
9. The café operator will be responsible for obtaining any statutory consents and for complying with any regulations relative to the proposed use of the premises.
