The March Hare BrewPub was an established wet led pub with its own nano brewery.
The building is Victorian with a 1980s extension situated next to the church in the centre of the village and surrounded by residential properties. Internally it provides for 26 covers, although the pub comfortably accommodates 40.
Tenants may change the pub from wet led to with food.

There is potential to introduce food sales by replacing the brewery with a kitchen or increasing the wet sales by increasing the number of brews per month. In addition, by continuing to put the pub at the heart of the local community there is an opportunity to attract local residents by hosting traditional weekly pub activities eg quiz nights and hosting birthday parties.

The March Hare would suit a tenant that would like to run a wet led or food led pub. The tenant would need to integrate into the local village community and have the skill and knowledge to market the business to a wider market.
If interested in running the pub as a brew pub the ideal applicant would enjoy real ale and would like to brew beers commercially. This would be ideal for a keen home brewer wishing to realise their ambition to brew commercially on a manageable scale. Or the applicant could provide a food offering. In either case the applicant must have the enthusiasm to engage with the local community and host traditional pub activities. Experience in a similar venue would be advantageous, but the outgoing landlords, who are the freehold owners are happy to provide support for up to the first six months, including brewing training. The new tenant would benefit from an entrepreneurial approach and a good understanding of marketing.
The property is not listed nor is it situated in a conservation area.
There is an existing Premises Licence. The pub was open for 28.5 hours per week from Friday to Monday, so there is room to enhance the sales.
Location
The property is located in heart of the village of Dunton, next to St Mary Magdalene church, 3 miles from the towns of Potton and Biggleswade. The village is surrounded by open countryside. Access to the property is via the B1042.

The trading area is in a good state of repair. The open plan trading area is served by one bar which has two separate counters. There is coal/log fuelled open fire. The pub further benefits from a large stand up beer cellar with external delivery hatch. There is a brewery, toilets, store room, small kitchen, outside smoking area and beer garden. The two bedroom domestic accommodation on the first floor is available to let.
