    Chard is a South Somerset market town (population 0 f 12 000 located approximately 15 miles south west of Yeovil and approximately 14 miles south east of Taunton. Principal road access to Chard is from the A 30 which passes through the centre of the town and the A 358 which connects with the A 303 to the north and Taunton and the M 5 motorway beyond. The A 30 provides links with Honiton and Exeter to the west and Crewkerne to the east. The property is situated on the north side of Chard, within a predominantly residential area. It has direct access off the A 358 Furnham Road, which forms the radial route connected with the A 303 to the north.

    Chard Town Centre lies approximately 1 km south of the site, with a range of independent stores and Co operative and Sainsbury foodstores. Holyrood Academy, a secondary school with sixth form, is located half a kilometre to the south west of the site, whilst Avishayes Primary School is a similar distance to the south east and Redstart Primary School is to the west. Access to the site is gained via Furnham Road (the A 358 which is the main arterial route through the centre of Chard There are two existing vehicle accesses to the site from the highway, the northern access being the main site access for the existing user. The southern access point is not, currently, in use.
