Access
There is a gated access at the side of the property with an access through the car park of the adjoining Toby Carvery restaurant as shown on the attached location plan. An alternative access may be available from the front of the restaurant as shown on the attached layout. A new driveway will be required to accommodate this arrangement. This would require the consent of the Toby Carvery restaurant, early indicates suggest that this would be forthcoming.
Services
The property has mains water and electricity connections. The property previously drained through a septic tank shared with the adjacent pub restaurant however we believe a new drainage connection has been made. Any purchaser will need to satisfy themselves in this regard.
Planning
The Edinburgh City Local Plan designates the site as within the green belt and any development or change of use will need to conform to the green belt policies:
• where necessary for the purposes of agriculture, woodland and forestry, horticulture or for a countryside recreational use compatible with an agricultural or natural setting, and provided also that any necessary buildings, structures or hard standing areas are ancillary to the main use, small scale and of high design quality
• where the proposal is for the change of use or small scale extension of an existing building, particularly a building of architectural or historic merit, provided that any proposed extension or ancillary development would not be detrimental to the character or appearance of the Green Belt
• where related to an existing non-conforming use or building in the Green Belt and provided the proposal is appropriate in type, scale and design to the existing building and not detrimental to the character or appearance of the Green Belt.

Location
The farmhouse site is situated adjacent to existing Toby Carvery family pub restaurant on Lauriston Farm Road, Silverknowes. Silverknowes lies to the northwest of the city. The district contains over 2000 homes, ranging in size from bungalow to semi-detached housing, much of it built during the mid-twentieth century. Silverknowes is surrounded by Davidson’s Mains Village to the south, Lauriston to the west, and Muirhouse to the east. To the west of the property is the historic Lauriston Castle and estate. Lauriston Castle is a 16th-century tower house with 19th-century extensions overlooking the Firth of Forth. The property is surrounded to the north, south and west by open farmland extending from Lauirston Farm Road to the Firth of Forth promenade. It is possible to reach the 18th century Cramond Village using this promenade. To the east side lies the Toby Carvery restaurant with the Silverknowes Golf Club and course further east, the golf course stretches to the beach. Further along Silverknowes Parkway there are also well-used playing fields. The neighbourhood lies in the catchment area for Davidson’s Mains Primary and the Edinburgh Royal High School in Barnton.
Accommodation
The property consists of the farmhouse and garden ground. The farmhouse is a two storey sandstone building with a slate covered roof with stone skews and cast iron gutters and downpipes. It consists of 8 rooms, bathrooms, stores and a well laid out, now overgrown, garden. The site is enclosed by perimeter fencing and is surrounded on three sides by farm land. The property has a mixture of mature trees in the gardens. The farmhouse is in a poor state of disrepair and requires a complete renovation to return the property to its original condition as a superb 5 bedroom stately home.
