The level site extends to a gross area of 1.54 Acres (0.62 Hectare) and accommodates the former Tuffley Resource Centre, which prior to that was the local primary school. The main building, which is to be retained, is a single storey red brick Victorian school building, with a pitched tiled roof, which internally provides large rooms with high ceilings. There are various brick and timber extension to this building, these extensions are to be demolished as part of the scheme.
The site is otherwise playground and car park land, laid to tarmac and grass, but includes multiple mature trees (with TPOs). Existing vehicular and pedestrian access is off Grange Road, towards the south western boundary of the site. The western boundary bounds Tuffley Primary School playing fields, the eastern boundary bounds Stroud Road and the northern boundary bounds a block of flats located off Bisley Road.
There is access from within the site to an existing bungalow occupied by the caretaker of the adjoining primary school. This access is to be retained as part of the development proposals.
For the purposes of the planning application, in recognition of the Tree Preservation Orders, which reduce the developable area of the site, the application plan illustrates a planning application area of 0.49 hectares. This falls below the affordable housing threshold which requires provision on sites of 0.5 hectares or more.
