FOR SALE – On behalf of the Scottish Police Authority
Old Livingston Police Station, Almondvale South, Livingston EH54 6PX
*Closing date - 12 noon, Wednesday 16 November 2016*
Location
Livingston is situated 15 miles west of Edinburgh and 30 miles east of Glasgow, and is the largest town in West Lothian with a population in excess of 50,000. Livingston has a catchment population of 120,000 within a 6 mile radius and 530,000 within a 12 mile radius. The town has excellent transport links being strategically located to Junction 3 of the M8 motorway. It is situated approximately 8 miles from Edinburgh Airport, which provides regular national and international flights. There are also frequent train and bus services to both Edinburgh (25 minutes) and Glasgow (40 minutes) city centres. The town offers extensive retail and leisure facilities including The Centre and Almondvale West Retail Park. The Centre houses more than 160 retailers, including Primark, Debenhams, BHS and M&S, and covers more than one million sq.ft. Almondvale West Retail Park comprises six units totalling 116,000 sq ft which is let to retailers including TK Maxx and Matalan.
Description
The former Police Station complex, erected circa 1981, is situated on a highly prominent corner site, extending to 2.2 acres (0.89 Ha) and is situated adjacent to, and to the immediate south of, the prime retail location for West Lothian. The site also lies to the immediate east of Marks & Spencer, separated by a pedestrian walkway.
Planning
The site fronts Almondvale Road, a main arterial route running through Livingston’s prime retail area and which provides access to all major car parks serving the town centre. As the property is a purpose built police station, it would offer little in the way of conversion possibilities other than for office accommodation. Consequently, the radio mast will be removed and the buildings which consist of a mix of accommodation over single and two storeys, providing office, cells and garage/workshop accommodation will be demolished at the end of 2016, to provide a clear site for redevelopment. The site is within Livingston town centre, as defined in the West Lothian Local Plan and is allocated as Mixed Use (MU3) in the proposed West Lothian Local Development Plan. The site could support a range of town centre uses. Further guidance on acceptable uses and form of development is available from the Development Management section of West Lothian Council: planning@westlothian.gov.uk or http://www.westlothian.gov.uk/article/10863/Pre-Application-Enquiry
Energy Performance Certificate
The property has been assessed and given a G rated EPC.
