Beautifully situated traditional, detached single storey church building, in the small hamlet of Mouswald. The building is thought to have been built in its current form around 1800, the site having been established as a place of worship in the 13th Century.

Location

The subjects are situated within the hamlet of Mouswald which is a small rural community lying approximately 1 mile inland from the coastline of the Solway firth. Mouswald lies slightly back from the B724 which forms part of Galloway tourist route running between Annan in the east to Dumfries to the west and consists of a handful of residential properties. There are good transport links with the A75 trunk road lying to the north west which links the M74 and M6 motorways with Dumfries and provides onward connections to Stranraer.

Accommodation

The subjects comprise the former sanctuary area with entrance vestibule and small vestry area, all at ground level. The building is of rectangular shape with a modest, plain octagonal shaped bell tower. To the rear of the subjects is a single-storey outshoot again constructed in solid stone which is surmounted by a pitched and hipped slated roof structure which sits behind a parapet wall. The floors are noted to be either of solid construction or suspended timber construction overlaid with quarry tiling.

Access can be obtained from the graveyard via the double leaf arch doorway with further access and egress being provided by means of a single leaf door to the rear of the property.

The subjects are served by mains electricity. There neither a water supply, drainage nor heating provision for the subjects.

The subjects are listed (Categorey C) and fall within Class 10 of the Town & County Planning (use classes) (Scotland) order 1997 and could, in addition to religious uses , be used, without the necessity for Planning Permission for change of use, as a crèche, day nursery, day centre educational establishment, museum or public library.

The property may be suitable for redevelopment, subject to the necessary consents being obtained. Any development proposal will be considered against the its existing development plan policies (Nithsdale local plan 2006). All prospective purchasers should fully investigate the planning situation with Dumfries & and Galloway Council and should satisfy themselves as to the suitability of the property for their purpose and will to obtain all necassary planning consents in this respect at their own cost.

The subjects are situated within the churchyard which is owned by Dumfries & Galloway Council.

There are various memorials within the churchyard including a stone effigy lying near the entrance to the church and a burial vault which are both situated within the churchyard. The avoidence of doubt, the churchyard and any items situated in the churchyard incuding the memorials detailed above, are not included. Only the church building and its footprint are for sale.
