Carmarthen is a town in West Wales lying approximately 27 miles north west of Swansea and 71 miles north west of Cardiff. It is accessed via the A40 and A48 with the latter linking with western point of the the M4 motorway at junction 49. Carmarthen railway station provides national and regional rail links including direct services to London Paddington and numerous bus routes serve the area.
Alltycnap Road runs west from Llansteffan Road to the south west of the town centre in a rea known as Johnstown, which is an established industrial and commercial area in the town. The property lies on the south side of the road opposite its junction with Glien Road having prominent road frontage to the main estate road.
