There is a gravel hard standing/turning area to the rear of the original house and to the north of this hard standing area, towards the northern extremity of the site, sits the modern cottage extending to 172 sq. m. (1,851 sq. ft.) with brick/block and harled walls (or similar) and a pitched tiled roof.
The workshop is located between the two buildings along the west boundary and which appears to be of steel frame construction with brick and harled infill panels with an asbestos roof over, extending to 105 sq. m (1,130 sq. m.) or thereabouts (all sizes are presented gross external). In addition there are outbuildings or remnants of outbuildings.
All buildings are in an extremely poor state of repair and would benefit from redevelopment. The entire site is in a state of dereliction and is badly overgrown.
Terms
The subject site is located within Orchardbank Industrial Estate which is recognised in the Angus Local Plan as an employment land supply location where Policy SC16 applies. In these locations and any other established employment areas planning permission would not normally be granted for uses other than Classes 4 (Business), 5 (General Industry) and 6 (Storage and Distribution) but may be considered where small in scale and complimentary and ancillary to the existing or proposed use.
