Withdrawn - Last updated: 02 February 2022
LOCATION
Falkirk is situated at the centre of Scotland and is the main town within the region. It has a population of 147,000 with over 57,000 people working in the area. The main towns include Falkirk, Grangemouth (Scotlands premier port and home to its only major oil refinery), Boness, Denny, Larbert and Stenhousemuir. Falkirk has good connections and is within half an hour from Edinburgh and one hour from Glasgow whilst Edinburgh airport is 20 minutes drive from Falkirk. There are excellent motorway and train links and a sea terminal. 60% of Scotlands population is within a 60 minute journey.
Grangemouth, which is nearby to Falkirk town, is Scotlands largest deep sea container port with excellent road and rail connections. Warehousing and distribution are key growth areas. Grangemouths major industry is chemicals with BP, Innovene, Syngenta, Avecia and Rohm and Haas located in the area.
Other key sectors in Falkirk include manufacturing, timber processing, tourism and leisure. Falkirk town is the main administrative and shopping centre for the area.
The subjects are located on the western side of Grahams Road between its junctions with Boyd Street and Bankside. Grahams Road forms a main arterial road into Falkirk town centre and as such benefits from a good degree of passing trade. There is a good level of unmetered parking available nearby.
DESCRIPTION
The subjects comprise a two storey end terraced property of stone construction surmounted by a timber framed and pitched roof overlaid in slate. We understand that the property previously comprised two separate properties which have in recent years been interlinked to form a single office. The existing entrances are still in place and sub division into separate units is possible. The subjects would be well suited for re-development subject to planning permission and building warrants.
