LEASE TERMS
The premises are available to let by way of a new lease for a term to be agreed which will be taken outside the Security of Tenure provisions of the Landlord & Tenant Act 1954. The Tenant will be responsible for internal repairs, maintenance and decoration to the subject offices and for insuring their contents.
RENT
£7,750 per annum exclusive of Business Rates, service charge and all other outgoings, payable quarterly in advance.
SERVICE CHARGE
A service charge will be levied to cover the cost of repairs, maintenance and decoration of the common parts and exterior of the building, upkeep of the car park and grounds, provision of gas, water, electric, cleaning, use of shared facilities, building insurance and provision of tea, coffee, milk and chilled water.
