1.0 General Description
38 Threadneedle Street is being comprehensively refurbished behind its imposing Portland Stone façade to provide approximately 22,000 sq ft of high quality modern office accommodation. The offices will be accessed via a new double height entrance hall and there will be an extensive private roof terrace at 4th floor level.


2.0 Structure
The existing building is steel framed, with clinker concrete filler joist floor system. The rear part of the building and the 4th floor, are steel framed with beam and pot precast concrete floors. The facades are Portland stone. Imposed Loadings as follows:
Live Load 2.5 kN/m2 Partition 1.0 kN/m2 Raised floor 0.85 kN/m2 Total 4.35 kN/m2

3.0 New Office Entrance and Reception
There is a new office entrance being created on Threadneedle Street close to the junction with Bishopsgate leading to a double height office reception. The entrance doors will be automatically operated, frameless sliding glass doors behind new external
timber doors. Natural stone flooring will be provided throughout, with Portland stone wall cladding, a feature screen, reception
desk and custom built seating. The reception area and lift lobby will have a coffered feature plaster ceiling with concealed lighting.


4.0 Offices
A metal tile suspended ceiling with integral lighting will be provided on the 1st, 2nd and 3rd floors arranged on a 1.2m planning grid for maximum flexibility and a feature plaster ceiling is to be installed on the 4th floor.  A raised access floor system will

5.0 Toilets
Male and female WC facilities will be provided at each office level and disabled toilet facilities will be provided in the basement and on the 3rd floor. Finishes include back painted glass, ceramic floor tiles, metal tile/plasterboard suspended ceilings, full height timber cubicles (to match office/lift lobby doors), white sanitary ware and chrome fittings. A cleaners’ store will be provided within theWC core on each office floor. Shower facilities, lockers and bike racks will be provided in the basement.


6.0 Services
Lifts The office floors will be served by 2 x 10 person passenger lifts. Internal lift car finishes will include back painted glass panels to the walls, stone flooring and a white metal ceiling with recessed downlights. Air conditioning Four pipe fan coil air conditioning system with chilled water cooling coil only for the interior zones and chilled water and hot water coil for
the perimeter zones. Fresh air will be supplied to each floor at a constant volume and temperature by central air handling
units located at roof level. Chilled water to be provided by air cooled chillers located on the roof and will be distributed via primary and secondary chilled water piping. Low temperature hot water will be generated by high efficiency, gas-fired boilers located in the main basement plant room.


7.0 Tenant Plant Space
Dedicated tenant plant space is provided at 4th floor level.

8.0 Services Design Criteria

9.0 Building Management System
The building will be equipped with a DDC (Direct Digital Control) Building Management System.

Energy Efficiency The development will achieve a BREEAM rating of ‘Very Good.’
