To the north east of the site lies a single storey former canteen building of blockwork construction in a steel clad roof with a single story flat roof extension. Adjacent to this and lining the east most boundary is a single story shelter area within the playground. The building is category C listed and this covers the external elevation design of the primary school, the janitor’s house, gates, gate pipes, boundary walls and railings. The windows appear not to be included as these have been renewed and are generally uPVC throughout however the location of the windows and the symmetrical location of these constitute a large proportion of the listing. PLANNING The site is entered in the Aberdeen City Local Plan which was adopted in June 2008 within an area zoned for Residential (R40) and also highlighted as OPP112 suitable for residential conversion. The building is currently category C listed due largely to the external symmetrical design features. We are aware that this listing was adopted on 20 March 2000 and that the internals were not assessed. The main building is suitable for redevelopment with the Janitor’s house also available as a single dwelling. There may also be scope for development on the periphery of the site along Mid Stocket Road and Gordondale Road which could increase site density.
