Dorking is a market town in Surrey lying approximately 25 miles south west of Central London and 12 miles east of Guildford. It can be accessed via the A24 and A25, with the former linking with the M25 motorway at junction 9 approximately 6 miles to the north. The town is served by three railway stations, these being Dorking, Dorking Deepdene and Dorking West railway stations providing regional rail links as well regular direct services to London Victoria and London Waterloo. Additionally numerous bus routes serve the area and London Gatwick Airport lies approximately 11 miles to the south east.
High Street is the principle retail thoroughfare in the town centre with the property lying on its south side near the junction with The Chine. Notable nearby occupiers include Pizza Express, Cancer Research, Nationwide, Superdrug and Holland & Barrett.
